Before a commercial property changes hands, there’s usually a long list of unknowns.

Deferred maintenance. Aging systems. Environmental questions. Costs that won’t surface until after the deal closes — unless someone looks closely beforehand.

That’s the role Certified Commercial Property Inspections (CCPI) fills.

CCPI’s Long Island team provides commercial property inspections across New York for buyers, sellers, and owners. The company works with clients who need a clear picture of a building’s condition — whether they’re evaluating a purchase, preparing for a sale, or planning future maintenance.

As Yoni Chaimovitz explained at the show, inspections often focus on understanding what a property will require over time. “If you’re buying a building, selling a building, or you need a cost estimate of your current maintenance schedule — we could do that,” he said.

Alongside CCPI’s inspection services, the company also operates Get Phase 1, which handles environmental Phase I assessments. For buyers, these reports help identify potential environmental liability before ownership transfers.

“If you’re buying a property and you don’t want any of that liability on you, you get a Phase 1 — and that clears that up,” Yoni explained.

While Get Phase 1 operates nationwide and has been running for about two years, CCPI’s commercial inspection work in New York spans about 30 years. The services often come into play at critical moments — when timelines are tight and decisions carry long-term consequences.

This was the first time CCPI and Get Phase 1 participated as exhibitors at the OJBA show. Early conversations focused less on volume and more on fit — connecting with developers, owners, and professionals who need inspections to inform real decisions, not just check a box.

As Yoni put it, success at the show isn’t only about immediate sign-ups. “If you can get anything done, make connections — that’s a successful day.”

In many transactions, inspections don’t get much attention unless something goes wrong. CCPI’s work is about making sure fewer things are left to chance — and that buyers know what they’re taking on before a deal is finalized.
