Turning Unused Space into On-Site Storage

Storage runs out fast in apartment buildings. Closets fill up. Basements get crowded. And residents start asking what options are available on-site.
That’s where Max Space Storage comes in.
Max Space Storage, based in Lakewood, New Jersey, converts unused basements, storage rooms, or underutilized areas into secure, on-site storage units for tenants.
In many buildings, storage only becomes a topic once residents start asking: Do you have anywhere on site? It comes up after move-ins, during renewals, or when tenants begin looking for off-site options. At that point, unused space inside the building starts to look different.
The first step is a site visit. As Dan Schweitzer explained, “First we come in and make sure you actually have the space. Then we look at the building — how many units there are, and whether tenants would realistically use it.”
Not every property is a fit — and that’s intentional. The goal is to know early whether the space and tenant base make sense, before any build-out begins.
If the property qualifies, Max Space handles the rest. They design the layout, build out the units, and manage the operation day to day… with no upfront investment required from the property owner.
“We come in with our management team, insurance, security, maintenance, upkeep — and you still get a quarterly check from the revenue,” Dan said.
Tenants rent the storage units directly, and the property owner shares in the revenue while Max Space oversees the operation. As Dan put it, “You’re giving tenants storage right in their own building. That makes a difference.”
Max Space Storage has been operating for eight years, working with multifamily properties looking to activate unused space without adding complexity for owners or coordination for on-site teams.
This was Max Space Storage’s first year exhibiting at OJBA. At the show, most conversations centered on whether a building qualified and whether residents would actually use on-site storage. When it works, the next steps are straightforward. When it doesn’t, that’s clear early on.
