Cabinets and Materials for Multifamily Renovations

Josh of MFS Supply

MFS Supply didn’t start out as a kitchen-cabinet supplier. When the company launched in 2006, it sold mechanical lockboxes to real-estate agents managing foreclosed properties. But as clients kept asking for more — first securing solutions, then appliances, then renovation materials — the business evolved to meet the demand.

For nearly a decade, that growth happened gradually. Real estate professionals who bought lockboxes needed other supplies. Property managers began asking about appliances, while contractors wanted reliable sources for larger projects. Each request drew the company further into the renovation space, building relationships and expertise along the way.

The shift became official in 2016 when MFS Supply acquired ProCabinets, entering the multifamily renovation and new-construction markets. Nearly two decades after starting with lockboxes, the company now operates from a 65,000-square-foot headquarters in Solon, Ohio, with distribution centers in Texas, New Jersey, and Georgia serving developers and contractors nationwide.

“Our specialty is kitchen cabinets and cabinet fronts for multifamily renovations,” said Josh from MFS Supply. “We deliver nationwide, and OJBA is a great place to connect with our clients and meet new ones.”

The company offers full replacement cabinetry and refacing kits designed for fast installation and consistent results across large projects. Refacing has become particularly popular with property managers upgrading older buildings. Each kit includes doors, drawer fronts, hinges, and hardware — modernizing existing cabinets without the cost or disruption of a full replacement. Orders are assembled within seven to ten business days and shipped from strategically located warehouses, keeping renovation timelines on track.

MFS Supply also specializes in ADA-compliant cabinetry for affordable housing, LIHTC-funded projects, and HUD developments. Its cabinet lines meet accessibility and compliance standards … and continue to evolve with customer feedback and changing requirements.

Josh described the OJBA show as one of the most active events the team attends. “There hasn’t been a quiet moment,” he said. “Everyone’s open, everyone wants to learn more about what you’re doing. It’s been nonstop … in the best way.”

For a company that began with lockboxes, growth has come from listening and adapting. “We come out to OJBA to see existing clients, understand what’s happening in the market, and make new connections,” Josh said.
